Securitisation of New or Stock Commercial Real Estate
1. Transformable Assets
Through commercial transformation and capital management operations to enhance the value, fast in and fast out to obtain high income.
Site selection cities or regions: box-type commercial in the core areas of Beijing, Shanghai, Shenzhen, Guangzhou and new first-tier cities and second-tier cities; industrial parks in high-tech zones and economic development zones, or commercial and hotel asset packages that can be transformed into office assets, with properties in existing houses or those that can meet pre-sale conditions.


2. Value-added assets in stock or new construction
Acquiring stock properties with value potential, enhancing asset premium capacity through renovation, repositioning and operational management, and maximizing the value of exit through asset securitization or bulk trading. Location cities or regions: quality box-type commercial properties in the core areas of new Tier 1 as well as core Tier 2 and Tier 3 cities.
3. Incubatable Assets - private placement, CMBS, public REITs or Singapore SPAC buyback Launch an M&A fund together with the asset holder, with priority funds to renovate the property, our operation or capital management team will be responsible for value-added and operation, through exporting our 6+2 brand IP, precise positioning, business layout and optimizing cash flow, to achieve private placement, public REITs or Singapore SPAC exit based on rental return. City or region of choice: mainly high-quality commercial properties in the core areas of first-tier and core second-tier cities; big box commercial and hotel assets that can be converted into office buildings are preferred.
4、Box-type commercial projects must have the following conditions. a. Location in the core business district of the city, covered by surrounding traffic roads, mature and over 90% occupancy rate in medium to high-end residential areas, and convenient movement of people. b. Volume: 10,000 sq. m. or 40,000 sq. m., with no more than 3-4 storeys for box-type commercial and no more than 3 storeys for block-type commercial. c. Population radiation, with a population of more than 250,000 within 3 km and a resident population of no less than 100,000 within 1.5 km coverage.
